The seasonal checklist nobody handed you at closing.

A calm, twelve-item year — three small jobs per season that keep the boiler from quitting in February and the gutters from peeling off in July. Print it. Tape it inside a cabinet door. Forget about it until the season turns.

The realtor handed us a glossy folder, a heavy ring of keys, and a smile that was, in retrospect, slightly apologetic. What she did not hand us was a list — any list — of the small, boring things a house needs from its owner four times a year. We learned them the way most first-time homeowners do: in February, in the dark, with a flashlight, trying to remember whether the boiler needed water or didn't, and what an anode rod was, and why the kitchen drain smelled like a swamp.

This is that list. Twelve items, spread across four seasons, none of them more than half an hour of actual work. Each one prevents a problem that is far more expensive than it. None of them require a tool you don't already own. Most of them, the first time you do them, will feel like overkill. By the third year you will be the kind of person who knows when to drain a water heater, and you will say so at parties.

Read the whole thing once. Then print it, fold it once down the middle, and tape it inside a kitchen cabinet door — the one over your everyday glasses, where you will see it twice a day without trying.

The list exists because the house won't write it.

A house is, in our experience, an extremely polite roommate. It does not complain. It does not send reminders. It does not text on a Thursday to mention that the furnace filter has been in there since the last administration. It will, instead, quietly tolerate neglect for years and then, in the worst possible week, in the worst possible weather, present you with a bill.

The work in this guide is the work that interrupts that bill. Most of these items cost under $20 and take under thirty minutes. The repairs they prevent — a failed water heater, a frozen pipe, a roof leak from a clogged gutter — start at $400 and go up from there. The math is not subtle. We have done it ourselves, the wrong way, in three different houses, and we are persuaded.

Spring — when the house wakes up.

Spring is the season for what we call damage triage. The winter has done some quiet work on your house, most of it small, some of it serious. Three jobs, on three different Saturdays. None of them require more than a flashlight and a willingness to look at things you would rather not look at.

Walk the perimeter. Look down, then up.

Once, slowly, around the whole house. Look at the foundation: any new cracks wider than a pencil are worth a photo with your hand for scale and a note in your phone. Look up at the gutter line: any sagging sections, any new dark streaks down the siding, any patch of roof shingles missing or curling. Most of what you find will be nothing. The point is to establish a baseline, so that next spring you have something to compare against.

Test the smoke and CO detectors. All of them.

Press the button. Hold it. If it chirps but doesn't shriek, the battery is alive but the sensor is tired — replace the whole unit. Smoke detectors are good for ten years; carbon monoxide detectors for seven. Both are written, in tiny print, on the back of the unit. If you can't read it, the detector is too old. Total time, twelve detectors: about ten minutes.

Change the HVAC filter. Photograph the old one.

The filter is in your furnace or air handler, in a slot maybe an inch wide, with a hinged metal cover that you might never have opened. Slide it out. If it is grey, change it. If it is black, change it and consider running the system less aggressively. Photograph the side of the new one so you can buy the right size next time — it will say something like "16x25x1" or "20x20x4." Set a phone reminder for three months. The reminder is the whole trick.

Summer — when you least want to.

Summer maintenance is mostly about heat and water — the systems that the season is hardest on, the ones that wait until August to fail. Three more items, none of them long, all of them best done on a cool morning before the day gets away from you.

Flush the water heater.

Sediment settles in the bottom of every water heater. Over years it forms a layer of mineral mud that the burner has to heat through, slowly killing the unit. Hooking a garden hose to the drain valve, running it to a floor drain or out a door, and opening the tank for ten minutes flushes most of it. A twenty-minute job, once a year, that buys you five extra years of hot showers.

Clear the dryer vent.

Pull the dryer away from the wall. Disconnect the flexible duct. Vacuum it. Vacuum the exterior vent flap. Reconnect everything. This is, statistically, the most important fire-prevention job in a house — clogged dryer vents cause roughly 15,000 home fires a year in the US — and it takes about twelve minutes. If you have not done this in a year, it is overdue. If you have never done it, it is very overdue.

Caulk the bath, kitchen, and exterior trim.

Old caulk is the difference between a tiny leak you don't notice and a $4,000 subfloor replacement. Run your finger along the bathtub seam, the kitchen backsplash seam, and any exterior trim joints. If the caulk feels brittle or has gaps, scrape it out and replace it. We keep two tubes on hand — one mildew-resistant silicone for wet areas, one paintable acrylic for trim. The bead trick: cut the nozzle at a 45-degree angle, pull steadily, smooth with a wet finger.

Fall — the most important season.

If you do nothing else on this list, do the fall items. A house that goes into winter prepared is a house that comes out of winter intact. A house that goes in unprepared is a house that calls a plumber on January 8th, in a snowstorm, at the overtime rate.

Clean the gutters. Twice.

Once in early October, before the leaves are down, to clear out the summer's debris. Once in late November, after the leaves are down, to clear out the actual fall. A clogged gutter is the single most common cause of an ice dam, and an ice dam is the single most common cause of a winter roof leak. If your house is more than one story, hire this out. It is not the day to learn ladder safety.

Disconnect, drain, and shut off outdoor faucets.

Walk the perimeter. Unscrew every garden hose. Coil and store it. Inside the house, find the shut-off valve for each outdoor faucet (usually in the basement, near the rim joist, with a small drain cap on the side). Close the valve. Open the exterior faucet to let any remaining water drain. Open the drain cap on the interior valve to clear the line. This is a ten-minute job that prevents a burst pipe, which is, on average, an $8,000 problem.

Service the heat. Now, not in January.

Call your HVAC company before mid-October and schedule a maintenance visit. They will be empty in October and triple-booked in December. The visit costs $120–$200 and includes a clean burner, a flue check, a thermostat test, and an honest conversation about how much life is left in the unit. We have, twice in three years, gotten the call we needed in October instead of the call we couldn't afford in February. Make the appointment now.

Winter — keep moving.

Winter is the season of small, indoor jobs. The house is mostly closed, mostly working, and mostly asking only that you pay attention to it. Three items, one a month, all on the warmer end of cold days.

Check the basement for water. Every week.

Not maintenance, exactly. A discipline. Once a week, walk the basement perimeter with a flashlight. Look for damp spots on the floor, especially in corners and near the foundation. Look at the sump pump pit, if you have one. Look at any exposed pipe joints. Water in a basement always tells you something: a hairline foundation crack, a slow leak in a fitting, a sump pump that has quietly failed. Finding it in the first week saves a wet finished basement in the fourth.

Re-check the HVAC filter.

The same filter from spring will be the wrong color by January if the heat has been running. Slide it out, look at it, replace if needed. This is the moment to also vacuum the cold-air returns — the floor grates that pull air back into the furnace. Two minutes per grate, and it pays itself back in furnace life.

Reverse the ceiling fans.

There is a tiny switch on the base of every ceiling fan that reverses the direction of the blades. In winter, you want them turning clockwise, slowly — this pulls cool air up and pushes warm air down along the walls. The savings are real: 7–10% on heating bills in a well-insulated house. The switch takes ten seconds. We forget every year, find the list in February, and remember.

How to actually use this.

A checklist that lives in a browser tab is a checklist that does not get used. Print this page — File, Print, two pages, single-sided. Fold it once down the middle. Tape it inside the cabinet door over your everyday glasses, the one you open twice a day without thinking. The point is not that you'll consult it every time. The point is that, four times a year, it will catch your eye at exactly the moment the season turns, and the work will get done because the list got seen.

We have been doing it this way for six years. The first year, we did about half the items, late. The second year, most of them, on time. By the third year it had become a quiet rhythm — three small jobs, four times a year, nothing dramatic, nothing expensive, no late-night calls to a plumber. The list is a small thing. The house it produces is a much larger one.
